الملخص

Depuis de début des temps, l’habitat se montre comme nécessité pour l’homme. Il est considéré comme symbole de développement de sa vie, il passe aussi dans le premier rang des connaissances sur l’homme puisqu’il l’a mis en sécurité. L’objectif optimal de l’homme est de satisfaire tous ces besoins et toutes ces attentes et aspirations. Il peut prendre différentes formes, tout dépond le lieu et le temps, et les besoins. Dans ce contexte on assiste à l’apparition des autres vocables. L’habitat individuelle dense (HID) est une nouvelle typologie d’habitat qui se situé entre l’habitat collectifs et l’habitat individuelle. Ce type d’habitat individuel est le moins consommateur d’espaces, avec sa forme dense, individuelle et intime ; cet habitat ID participe à la réduction de la consommation de sols, assure également la proximité de la ville, et aussi crée une vie collective sociable. La ville de Bejaia, qu’est notre cas d'étude se présente aujourd'hui en tant que résultat de la succession de plusieurs tissus urbains qui lui ont permis d'être parmi les plus importantes villes algériennes, par son histoire, sa situation stratégique, sa richesse morphologique et son statut touristique, économiques... Maison développement à travers le temps était difficilement contrôlable voir des extensions anarchiques, absence d’une logique d'urbanisation, et d'une identité architecturale. A cet égard, nous avons proposé un éco-quartier implanté sur une friche industrielle en construisant la ville sur elle-même par une opération de renouvellement urbain inscrite dans un projet urbain. Nous avons proposé une nouvelle typologie d'habitat qui présente une alternative durable à l'habitat individuel égoïste. On parle d'insertion d'un projet d'habitat individuel dense dans un quartier durable, ce type d’habitat étudie la gestion de l'individualité et l'intimité avec une densité acceptable. De cette manière l'habitat individuel dense offre d'un part à la densité et la mixité de l'habitat collectif et d'autre part l’individualité et l'intimité de l'habitat individuel toujours avec l'adoption des principes de développement durable.

Since the beginning of time, the habitat is shown as a necessity for the man. He is considered as a symbol of development of his life, he also passes in the forefront of knowledge about man since he has made it safe. The optimal goal of man is to satisfy all these needs and all these expectations and aspirations. It can take different forms, everything depends on the place and the time, and the needs. In this context we are witnessing the appearance of other words. The dense individual habitat (HID) is a new typology of habitat that is located between collective housing and individual housing. This type of individual habitat is the least consumer of spaces, with its dense, individual and intimate form; this habitat HID participates in the reduction of the consumption of grounds, also ensures the proximity of the city, and also creates a sociable collective life. The city of Bejaia, our case study is today as a result of the succession of several urban fabrics that have allowed it to be among the most important Algerian cities, by its history, its strategic location , its morphological richness and its tourist status, economic ... But its development over time was difficult to control to see anarchic extensions, absence of a logic of urbanization, and an architectural identity. In this respect, we proposed an eco-district located on a Brownfield by building the city on itself by an urban renewal operation included in an urban project.We have proposed a new typology of habitat that presents a sustainable alternative to individual selfish habitat. We are talking about the insertion of a dense individual housing project in a sustainable neighborhood; this type of habitat studies the management of individuality and intimacy with an acceptable density. In this way the dense individual habitat offers on the one hand the density and mixite of the collective housing and on the other hand to the individuality and intimacy of the individual habitat always with the adoption of the principles of sustainable development
