الملخص

Le présent travail s’inscrit dans le cadre de projet urbain, dont notre intérêt sera focalisé sur l’opération du renouvellement urbain, en favorisant la requalification des espaces urbains et des constructions existantes, peut être considéré comme un champ d’action participant de fait à la nouvelle tendance d’aménagement du développement durable, nous avons mis la lumière sur le territoire d’Alger en choisissant la ville D’El Mohammadia comme cas d’étude, en plein milieu de la baie d’Alger, se dirige vers sa métropolisation, elle offre les conditions d’être une nouvelle centralité urbaine, mixte et durable mais divers contraintes qui caractérise le territoires ’adresse aux zones urbaines dégradés et désorganisées sans une logique de planification urbaine. Notre intervention se basera donc sur les principes du projet urbain qui vient comme élément de réponse aux problématiques posées qui traite la discontinuité de la ville qui était générée par un processus d’étalement urbain de la ville d’Alger .A profit les connaissances acquis, ce travail de recherche va déboucher sur une série de recommandations visant à traiter ces zones dégradés (friches urbaines) qui sont considéré comme en enjeu majeur de développement durable ou l’accent est mis sur l’espace publique afin de recomposer le lieu perdu qui va apporter un renouveau à la ville et renforcer son rôle dans la zone métropolitaine. (The present work is a part of an urban project, in which our interest will be focused about the urban renewal operation, by promoting requalification of urban spaces and existing construction, could be considered as a field of action participating in the new trend of sustainable development , we shed the light on the territory of Algiers by choosing the city of Mohammadia as a case study , in the middle of The Bay of Algiers, is heading to its metropolization ,it offers the conditions to be a new urban centrality, mixed and sustainable, but different constraint characterizes the territory are addressed to the degraded and disorganized urban areas without a logic urban planning. Our intervention therefore will be based on the principles of the urban project that came as a reply to the issues raised which treats the discontinuity of the city who was generated by a process of an urban sprawl of Algiers. Using the previous acquired, this research work will lead to a series of recommendations aimed at treating these degraded areas ( urban wasted) which are considered to be a major issue of sustainable development , where the emphasis is on the public space in order to reconstruct the lost link that will bring a renewal to the city and strengthen its role in the metropolitan area.)

هذا العمل هو جزء من المشروع الحضري، سنركز اهتمامنا على عملية التجديد الحضري من خلال تشجيع إعادة تأهيل مساحات المناطق الحضرية للإنشاءات القائمة التي يمكن اعتبارها مجال عمل يشارك في اتجاه التخطيط الجديد للتنمية المستدامة، سنلقي الضوء على إقليم الجزائر باختيار مدينة المحمدية كحالة للدراسة في وسط خليج الجزائر فهي تتجه نحو حضارتها وتوفر الظروف لتكون مركزية حضرية جديدة مختلطة ودائمة ولكن عدة قيود تميز هذا الإقليم تتمثل في المناطق الحضرية المتدهورة والغير منظمة من دون منطق التخطيط الحضري.وبالتالي فإن مداخلتنا ستعتمد على مبادئ من المشروع الحضري الذي جاء كعنصر إجابة للمشاكل المطروحة التي تعالج انقسام المدينة الذي نتج عن عملية الزحف العمراني لمدينة الجزائر بفضل المعارف المكتسبة هذا العمل البحثي سيؤدي الى سلسلة من الاقتراحات تهدف الى معالجة هذه المناطق الحضرية المتدهورة والتي تعتبر قضية رئيسية للتنمية المستدامة حيث ينصب التركيز على المساحات العامة من أجل إعادة تكوين الرابط المفقود الذي يودي إلى تجديد المدينة وتعزيز دورها في منطقة العاصمة
