In the past three decades, cities have seen large-scale changes in terms of the people migration to and from the city, and the changes of social structure and lifestyles to fit in with the prevailing needs of new generations. So owing to the reflection of these social changes on the manner that the population can use land with, the functional uses change, likewise their places and accessibility become different, new functions appear, needed by new residents disappear, causing with the passing of time dramatic changes in the social and functional city structure. These changes were not always in the benefit of the urban structure development; however some of them got certain cities into a lot of recession. Therefore on cities, especially those having old centers, without a through and exhaustive study, can deprive them of their function and make them an unable place for social life, cause progressively the disappearance of their identity.From point, this research deal with the theoretical and practical study for the functional and social changing powers impacting the urban structure.At first, we analyze the classical theories explaining the distribution pattern of population and the works into the urban structure zones. Next we treat the new-classical and dynamical theories clarifying the spatial distribution the land uses in with the factors of lands prices, site accessibility, transportation and communication cost. Then we will analyze the social changes, life requirements, new life-style and its impact on the urban structure. By application of those studies to several large and medium-sized cities with old center, we reached a set of principal conclusions that contribute to find the propositions of adequate solutions, and the ways able to regulate the urban changes, to improve the structure progress, to guarantee its ability to be adapted with changing land uses and the developing life-styles, based to previous experiments and in this domain.
